Madrid’s iconic financial district is set to become a greener, more modern and better-connected space, redefining the way we work and experience the city.     If you regularly work around the Nuevos Ministerios area, you’ve probably already heard the news: Azca, Madrid’s most iconic financial district, is about to undergo a complete transformation. The Nuevo Azca project will turn the area into a much greener, more modern, accessible and enjoyable place for the people who work here every day.

    At Lexington, where we have our office and coworking space at Castellana 79, we’ll experience this transformation from the front row. And everything suggests that it will mark a turning point in the way people work and enjoy Madrid’s financial centre.

    What is the Nuevo Azca project?

    Nuevo Azca is a major urban redevelopment project for the capital’s financial heart, promoted by Madrid's City Council. The aim is to completely reinvent the area between Paseo de la Castellana, Orense, Raimundo Fernández Villaverde and General Perón, transforming it into a much more people-friendly space that is better connected to the city.

    The vision is clear: more green areas, better pedestrian connections, improved safety and new spaces to work, meet or simply take a break between meetings.

    A comprehensive redevelopment worth nearly €90 million

    The goal? To completely modernise the area and improve safety. Squares, access points, walkways and pedestrian areas will all be renovated, while more greenery, better lighting and much more pleasant public spaces will be introduced for everyday use.

    When will the works begin and which areas will benefit?

    Construction is expected to begin in 2027 and will affect a large part of Azca’s financial district. The redevelopment will include both public spaces and interior areas, as well as pedestrian connections that currently form part of the daily routine for thousands of people.

    At Lexington, we’ll be experiencing this transformation up close.     How Azca will change over the coming years

    The transformation of Azca goes far beyond aesthetics. The project aims to improve the daily experience of those who work in the area and adapt the district to a new way of understanding urban and professional spaces.

    More green spaces: a central park with over 1,000 trees

    One of the most striking changes will undoubtedly be the creation of a large central park with more than 1,000 trees.

    Anyone who regularly moves through the area knows that access points can sometimes feel confusing or uncomfortable. The redevelopment aims to simplify these routes and create smoother connections between offices, transport hubs, shops and restaurants.

    More safety and better lighting
