If you regularly work around the Nuevos Ministerios area, you’ve probably already heard the news: Azca, Madrid’s most iconic financial district, is about to undergo a complete transformation. The Nuevo Azca project will turn the area into a much greener, more modern, accessible and enjoyable place for the people who work here every day.
At Lexington, where we have our office and coworking space at Castellana 79, we’ll experience this transformation from the front row. And everything suggests that it will mark a turning point in the way people work and enjoy Madrid’s financial centre.
What is the Nuevo Azca project?
Nuevo Azca is a major urban redevelopment project for the capital’s financial heart, promoted by Madrid's City Council. The aim is to completely reinvent the area between Paseo de la Castellana, Orense, Raimundo Fernández Villaverde and General Perón, transforming it into a much more people-friendly space that is better connected to the city.
The vision is clear: more green areas, better pedestrian connections, improved safety and new spaces to work, meet or simply take a break between meetings.
A comprehensive redevelopment worth nearly €90 million
The transformation of Azca will involve an investment of nearly €90 million, thanks to a landmark agreement between Madrid City Council and several private companies. Source: Madrid City Council Website.
The goal? To completely modernise the area and improve safety. Squares, access points, walkways and pedestrian areas will all be renovated, while more greenery, better lighting and much more pleasant public spaces will be introduced for everyday use.
When will the works begin and which areas will benefit?
Construction is expected to begin in 2027 and will affect a large part of Azca’s financial district. The redevelopment will include both public spaces and interior areas, as well as pedestrian connections that currently form part of the daily routine for thousands of people.
At Lexington, we’ll be experiencing this transformation up close. Our space at Castellana 79, located in the heart of Madrid’s financial district, will allow us to follow the progress of these works first-hand and, above all, see the impact they will have on the surrounding area and on the perception of our workplace.
How Azca will change over the coming years
The transformation of Azca goes far beyond aesthetics. The project aims to improve the daily experience of those who work in the area and adapt the district to a new way of understanding urban and professional spaces.
More green spaces: a central park with over 1,000 trees
One of the most striking changes will undoubtedly be the creation of a large central park with more than 1,000 trees.
The new Azca will focus on expansive green areas, landscaped spaces and places where people can disconnect from office life for a few minutes. Having a coffee, taking a call or even holding an informal outdoor meeting will become much easier in a more pleasant and sustainable environment.
Improved accessibility: walkways, lifts and pedestrian connections
Getting around Azca will also become much more convenient. The project includes new walkways, lifts and better-connected pedestrian routes to make daily commuting easier.
Anyone who regularly moves through the area knows that access points can sometimes feel confusing or uncomfortable. The redevelopment aims to simplify these routes and create smoother connections between offices, transport hubs, shops and restaurants.
More safety and better lighting
Another key objective of the new Azca is to improve the overall sense of safety throughout the area. To achieve this, lighting will be upgraded and more open, visible and walkable spaces will be created.
The result will be a more comfortable environment both for people who work here every day and for those visiting the area for meetings, events or conferences.
New spaces to relax, meet and enjoy the surroundings
Azca will no longer be just a place people pass through between office buildings. The project will include new squares, relaxation areas, public gathering spaces and environments designed to encourage urban and professional life.
And this makes perfect sense considering the way we work today. More and more, we seek environments that encourage collaboration, informal meetings and wellbeing throughout the working day.
Why Azca will remain one of Madrid’s main business hubs
The combination of a strategic location, excellent transport connections and urban renewal will make the area even more competitive for companies looking for modern, well-connected office spaces.
“Azca is already one of Madrid’s leading business hubs, but this transformation will make it even more attractive for companies and professionals.”
Andrea López, Office Manager at Lexington Castellana 79.
In addition, companies increasingly value everything surrounding the workspace: accessibility, wellbeing, sustainability, brand image and the quality of the environment. And that’s precisely where Nuevo Azca will make a real difference.
How Azca’s transformation enhances the experience of working at Lexington
At Lexington, we believe that the workspace directly influences how we feel and work every day. That’s why experiencing this transformation from our coworking space at Castellana 79 represents a huge opportunity for the companies and professionals who are part of our community.
It will also become an added value for companies looking to attract and retain talent. Today, people don’t just value the office itself, but also everything around it: green spaces, accessibility, services, restaurants and the quality of the urban environment.
And, of course, image matters. Welcoming clients on Paseo de la Castellana, in a renewed and modern area such as the new Azca, helps project a more innovative, dynamic image aligned with new ways of working.
At Lexington, we’ll continue to follow this transformation very closely. Because one thing is clear: the future of work also involves creating cities and spaces where people genuinely enjoy working.
