    In this edition of Broker Spotlight, we have the privilege of featuring  Teresa Císcar, Head of Flex Space JLL Spain, who shares her (very experienced) vision on the evolution of the flexible office sector and the opportunities it presents for companies, investors, and industry professionals.     🎙️  What excites you most about working in the flexible workspace sector?

    Its dynamism and service-oriented approach. It’s motivating to see how flexible spaces adapt quickly to new market demands, how companies find flexible solutions to their challenges in serviced offices, and how investors are increasingly interested in incorporating these models into their portfolios.
     

    🎙️  How has the demand for office spaces changed in recent years, and how do you think it will evolve?  

    The inclusion of the corporate profile as a user of these spaces has been crucial. This has pushed the sector to become more professional, offering increasingly premium products and services. I believe the evolution will focus on improving quality and personalization of solutions, the growth in demand size and contract duration, and the increase in collaborative agreements between operators and landlords.

    🎙️  In your experience, what are the fundamental requirements for companies when looking for a flex office?  

    They look for contractual flexibility, the ability to adapt the space to their needs, turn non-essential elements into pay-per-use, avoid the impact of upfront investment, avoid uncertainties in monthly expenses, outsource office management to focus on their business, and trust expert hands to provide services to their employees.

    🎙️ If you could give advice to a company considering moving to a flexible space, what would it be?  

    Optimize your fixed costs to what you need daily, make variable what you’ll use sporadically, and outsource everything that is not your core business.
