    We're launching Broker Spotlight! 🎉

This new section is designed to spotlight the voices that are revolutionizing the office real estate sector, with a special focus on the world of flexible workspaces.

We kick off our new section Broker Spotlight with an inspiring voice: Iratxe Martínez, CEO and founder of Offices Finder. Her energy, clarity, and strategic vision make this interview a must-read for anyone who wants to understand the true value of a workspace. Because, as Iratxe rightly says, today an office is not just a place: it’s a growth lever.

    Let’s start the interview!

🎙️ What excites you most about working in the flexible workspace sector?

What I love most is that it’s a super dynamic sector that’s constantly evolving. Things are always happening; it’s never monotonous. It pushes you to stay alert, adapt quickly, and think differently. And in the end, you’re helping companies work better by finding a space that truly fits who they are and how they want to grow. That’s really motivating!

🎙️ How has the demand for flexible spaces changed in recent years, and how do you think it will evolve?

The demand has become much more diverse. A few years ago, it was mostly startups or specific international companies opening new markets and looking for something temporary. Now we’re seeing more established companies, even large corporations, integrating the flex model into their long-term strategies. It’s no longer seen as something temporary but as a real tool to improve structure, organization, and finances. For example, being able to adjust space to current needs without long-term commitments is a huge advantage for cost planning.

The sector’s growth proves this, and I believe it will keep evolving in this direction, attracting more types of companies.

But it’s also key that we within the industry make an effort to educate: to clearly explain its advantages, debunk preconceived notions, and show the full value this model can offer.

🎙️ In your experience, what are the key requirements companies look for when choosing a flexible office?

Location is important. Even if the space is nice, well-priced, and has good terms, if it’s not well connected or lacks easy public transport access, it’s usually ruled out. Companies really value easy commutes for their teams. There’s also increasing focus on services. When choosing between two spaces, small details often tip the scales: team activities, breakfasts, events... all of that adds up and improves the daily experience.

Companies want convenience — the more you provide, the better. And of course, they want pleasant spaces with natural light, common areas to relax or collaborate... In the end, it’s not just about having a place to work, but an environment that motivates, radiates good energy, and aligns with the company’s culture.

🎙️ If you could give one piece of advice to a company considering moving to a flexible space, what would it be?

Don’t just look for an office — look for a strategic tool.

A flexible space isn’t just a place to sit and work; it’s a lever to attract talent, improve team experience, cut costs, and adapt without ties. When chosen well, the space can support the company’s growth, culture, and way of working. So instead of just focusing on square meters or price, ask yourself: does this space reflect who we are and where we’re going?

Because today, a workspace is not just a place — it’s a competitive advantage.
